









At Fostair Ltd, we were contracted to install a ducted air conditioning and heat recovery system for a client in Kensington. This high-end residential refurbishment was valued at £10 million, with our scope of works coming in at £250,000.
The property, a large London townhouse, was stripped back entirely. Walls, floors and internal structures were all removed across six floors. The project also included a new lower ground level, where the builder created a full gym by digging down into the basement.
We installed a full Mitsubishi Electric VRV heat recovery system throughout the entire property. As an Accredited Installer of Mitsubishi Electric, we are able to offer extended warranty periods on all installed equipment - a major benefit to the client.
The system was designed to provide full climate control for all six floors. The aim was to maintain a stable, comfortable indoor environment, with different temperatures achievable in each room.
Heat recovery technology allows multiple zones to run independently. For example, the cinema room can be cooling whilst the study is heating, all served by the same outdoor unit. This flexibility is ideal for large homes with varied usage across rooms.
A total of 16 concealed ducted fan coil units were installed across the property. These were fitted into living rooms, kitchens, bedrooms, bathrooms, gym, study areas and a cinema room.
Each unit was hidden within bespoke joinery. The airflow was distributed using sleek linear diffusers, selected to match the luxury aesthetic of the interiors. No bulky grilles or exposed equipment were visible anywhere in the property.
We fitted a Mitsubishi AE200 Central Controller to allow the client to manage all zones from one point. This smart controller gives full access to temperature, fan speed and operational mode settings for each area of the home.
This setup not only makes day-to-day use simple but also improves efficiency. Settings can be adjusted remotely or set to follow automated schedules.
All outdoor units were supplied in kit form and assembled on site. This step was required due to strict noise constraints imposed by the local council.
The assembled units were housed within a specialist acoustic plant enclosure. This structure reduces operational noise without impacting performance, making it perfect for dense residential areas like Kensington.
The final result was a fully integrated climate system that met the demands of a luxury renovation. Each room has its own ducted unit, hidden from sight. The system adapts to usage and temperature variations, guaranteeing comfort across every floor.
From design through to completion, we spent ten months on site. Our work was co-ordinated closely with other contractors to match the high-end specification and strict delivery timeline.
